Responsibility
- Conduct market research and competitive analysis to identify high-traffic, high-potential retail locations in Bali.
- Develop and maintain a pipeline of prospective sites, including commercial properties, malls, and standalone units.
- Lead site visits, feasibility studies, and cost-benefit analyses to assess viability for new store openings.
- Negotiate lease agreements, purchase contracts, and rental terms with landlords, developers, and property owners.
- Collaborate with legal, finance, and operations teams to ensure compliance with zoning laws, permits, and company policies.
- Create detailed reports and presentations for senior management on site recommendations and ROI projections.
- Build and maintain relationships with local real estate agents, brokers, and government officials to stay ahead of market trends.
- Monitor post-acquisition performance and provide insights for future expansion strategies.
Qualifications
- Bachelor’s degree in Business, Real Estate, Urban Planning, or a related field; MBA or relevant certification is a plus.
- Minimum 3-5 years of experience in site acquisition, real estate development, or retail expansion, preferably in Indonesia.
- Proven track record of successful negotiations for commercial leases or property acquisitions.
- Strong analytical and financial modeling skills to evaluate site profitability and risk.
- Excellent communication and stakeholder management abilities, with fluency in English and Bahasa Indonesia.
- Familiarity with Bali’s retail market and local regulations is highly advantageous.
- Proficiency in GIS mapping tools, Excel, and presentation software (e.g., PowerPoint, Google Slides).
- Willingness to travel frequently across Bali and occasionally to other regions.
