Responsibility
- Conduct market research and analysis to identify high-potential retail locations in Bali’s key areas.
- Develop and maintain a database of potential sites, including zoning, traffic patterns, and competitor presence.
- Lead site visits and evaluations to assess suitability for new store openings, considering factors like foot traffic, accessibility, and cost.
- Negotiate lease agreements and purchase terms with landlords, property owners, and developers to secure favorable conditions.
- Collaborate with legal, finance, and operations teams to ensure compliance with local regulations and company policies.
- Create detailed reports and presentations for stakeholders, outlining site recommendations and ROI projections.
- Monitor retail trends and consumer behavior to refine site selection strategies.
- Manage relationships with local authorities, brokers, and community leaders to facilitate smooth acquisitions.
Qualifications
- Bachelor’s degree in Business, Real Estate, Urban Planning, or a related field.
- Minimum 3-5 years of experience in site acquisition, retail expansion, or real estate development, preferably in Bali or a similar market.
- Proven track record of successful negotiations with landlords, property owners, or developers.
- Strong analytical and financial modeling skills to evaluate site viability and ROI.
- Excellent communication and interpersonal skills to build relationships with stakeholders.
- Familiarity with local regulations, zoning laws, and permitting processes in Bali.
- Proficiency in GIS mapping tools, Excel, and data analysis software is a plus.
- Ability to travel frequently across Bali and work independently in a dynamic environment.
