Responsibility
- Develop and execute leasing strategies to achieve 100% occupancy and maximize rental income for assigned properties in Bali.
- Identify, engage, and secure high-profile tenants (retail, F&B, lifestyle) aligned with the mall’s positioning and target demographic.
- Conduct market research to analyze competitor offerings, rental trends, and tenant demand in Bali’s commercial real estate sector.
- Negotiate lease terms, rental rates, and incentives with prospective tenants while ensuring compliance with company policies.
- Collaborate with marketing and property management teams to design promotional campaigns and tenant retention programs.
- Prepare and present leasing reports, occupancy forecasts, and financial projections to senior management.
- Monitor tenant performance, address concerns, and resolve disputes to maintain positive landlord-tenant relationships.
- Stay updated on local zoning laws, permits, and regulatory requirements affecting commercial leasing in Bali.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Marketing, or related fields; MBA or professional certification (e.g., RICS) is a plus.
- Minimum 5 years of experience in commercial/retail leasing, preferably in shopping malls or mixed-use developments.
- Proven track record in tenant acquisition, lease negotiations, and portfolio growth in competitive markets.
- Strong understanding of retail trends, consumer behavior, and space utilization in high-traffic locations.
- Excellent communication, presentation, and interpersonal skills to engage with C-level executives and international brands.
- Proficiency in lease management software, Excel, and financial modeling for rental projections.
- Fluency in English (written and spoken); knowledge of Indonesian (Bahasa) is advantageous.
- Ability to work independently, meet tight deadlines, and thrive in a target-driven environment.
