Responsibility
- Strategic Facilities Leadership: Oversee the end-to-end management of luxury properties, ensuring compliance with local regulations, safety standards, and sustainability best practices.
- Team Development & Mentorship: Lead, train, and motivate a high-performing FM team, fostering a culture of accountability, innovation, and continuous improvement.
- Budget & Cost Optimization: Develop and manage annual operational budgets, negotiate vendor contracts, and implement cost-saving initiatives without compromising service quality.
- Preventive & Corrective Maintenance: Design and execute comprehensive maintenance programs for HVAC, electrical, plumbing, and structural systems to minimize downtime and extend asset lifespan.
- Stakeholder Engagement: Build and maintain strong relationships with property owners, tenants, vendors, and government authorities to ensure alignment on service expectations and regulatory compliance.
- Sustainability Initiatives: Spearhead eco-friendly practices, such as energy-efficient systems, waste reduction, and green certifications, to enhance property value and environmental impact.
- Emergency & Crisis Management: Develop and implement robust contingency plans for natural disasters, power outages, or other emergencies, ensuring minimal disruption to operations.
- Technology Integration: Leverage smart building technologies (IoT, BMS) and FM software to streamline operations, improve data-driven decision-making, and enhance tenant experiences.
Qualifications
- Proven Experience: Minimum 8 years in facilities management, with at least 3 years in a senior leadership role, preferably in luxury real estate, hospitality, or commercial properties.
- Technical Expertise: Deep knowledge of building systems (HVAC, electrical, fire safety), local building codes, and OSH (Occupational Safety and Health) standards in Indonesia.
- Leadership & Communication: Exceptional interpersonal and negotiation skills to manage cross-functional teams, vendors, and high-profile stakeholders.
- Financial Acumen: Strong budgeting, forecasting, and financial analysis skills to optimize operational costs and ROI.
- Certifications: Preferred certifications in Facilities Management (e.g., CFM, IFMA), Project Management (PMP), or sustainability (LEED, Green Mark).
- Problem-Solving: Ability to troubleshoot complex facility issues, implement innovative solutions, and make data-driven decisions under pressure.
- Language Proficiency: Fluent in English (written and spoken); proficiency in Bahasa Indonesia is a strong advantage.
- Digital Literacy: Experience with FM software (e.g., IBM Maximo, Planon) and proficiency in Microsoft Office Suite.
