Responsibility
- Manage day-to-day operations of residential rental properties, including tenant communications, lease administration, and property maintenance coordination.
- Oversee rent collection, invoicing, and financial transactions to ensure accuracy and timeliness, leveraging accounting software and tools.
- Prepare and analyze financial reports, including income statements, balance sheets, and cash flow projections for property portfolios.
- Monitor property expenses, budgets, and variances, providing recommendations to optimize financial performance and cost efficiency.
- Collaborate with property owners, tenants, and vendors to resolve issues, negotiate contracts, and ensure compliance with local regulations.
- Maintain up-to-date records of property-related documents, including leases, contracts, and compliance certificates.
- Assist in the preparation of annual budgets, forecasts, and financial models to support strategic planning and investment decisions.
- Stay informed about industry trends, market conditions, and regulatory changes affecting property management and finance.
Qualifications
- Proven experience in property management, real estate administration, or a related field, with a strong background in finance or accounting.
- Proficiency in accounting software (e.g., QuickBooks, Xero) and Microsoft Office Suite (Excel, Word, Outlook).
- Excellent organizational, time management, and multitasking skills, with a keen eye for detail.
- Strong communication and interpersonal skills, with the ability to build relationships with tenants, owners, and vendors.
- Knowledge of local property laws, regulations, and compliance requirements in Indonesia or the Philippines is a plus.
- Self-motivated, proactive, and able to work independently in a remote environment with minimal supervision.
- Fluency in English (written and verbal) is required; additional languages are a bonus.
- High school diploma or equivalent required; bachelorâs degree in Accounting, Finance, Business Administration, or a related field is preferred.
