Responsibility
- Oversee the daily operations of assigned residential and commercial properties, ensuring high standards of maintenance, security, and tenant services.
- Develop and implement property management policies, procedures, and budgets to optimize operational efficiency and profitability.
- Build and maintain strong relationships with tenants, addressing inquiries, resolving conflicts, and ensuring high tenant retention rates.
- Coordinate with vendors, contractors, and service providers for repairs, renovations, and routine maintenance, ensuring cost-effective and timely execution.
- Conduct regular property inspections to identify maintenance needs, safety hazards, or lease violations, and take corrective action as required.
- Manage lease agreements, including negotiations, renewals, and terminations, while ensuring compliance with local laws and company policies.
- Monitor financial performance, including rent collection, expense tracking, and financial reporting, to ensure properties meet or exceed revenue targets.
- Lead and mentor on-site staff, including maintenance teams and administrative personnel, fostering a culture of excellence and accountability.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Hospitality Management, or a related field. A master's degree is a plus.
- Minimum of 3 years of experience in property management, preferably in residential or commercial real estate within Indonesia or Southeast Asia.
- Strong knowledge of local real estate laws, lease agreements, and property maintenance standards.
- Proven leadership skills with experience managing teams, vendors, and tenant relationships.
- Excellent communication and negotiation skills, with fluency in English and Bahasa Indonesia.
- Proficiency in property management software (e.g., Yardi, MRI Software) and Microsoft Office Suite.
- Financial acumen with experience in budgeting, financial reporting, and expense management.
- Ability to work flexible hours, including occasional weekends or evenings, to address property emergencies or tenant needs.
