Responsibility
- Oversee the daily operations of assigned properties, ensuring compliance with company standards, local regulations, and lease agreements.
- Coordinate maintenance, repairs, and renovations, liaising with contractors, vendors, and internal teams to uphold property conditions.
- Manage tenant relations, including addressing inquiries, resolving complaints, and ensuring high satisfaction through proactive communication.
- Develop and implement cost-effective budgets, track expenses, and optimize operational efficiency for assigned properties.
- Conduct regular property inspections to identify issues, assess risks, and recommend improvements for safety and aesthetics.
- Supervise on-site staff, including security, cleaning, and maintenance teams, to ensure service excellence and adherence to protocols.
- Assist in marketing vacant units, conducting viewings, and negotiating lease terms to maximize occupancy rates.
- Prepare and present reports on property performance, financials, and tenant feedback to senior management.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field. Relevant certifications (e.g., RICS, IREM) are a plus.
- Minimum 3–5 years of experience in property management, building operations, or real estate, preferably in luxury residential or commercial sectors.
- Proven ability to manage multiple properties, budgets, and stakeholder relationships effectively.
- Strong knowledge of Indonesian property laws, tenancy agreements, and local market trends in Bali.
- Excellent communication, negotiation, and problem-solving skills with fluency in English (Bahasa Indonesia is advantageous).
- Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite.
- Detail-oriented with a hands-on approach to troubleshooting and conflict resolution.
- Ability to work flexibly, including occasional weekends or evenings, to address urgent property matters.
