Are you a detail-oriented professional with a passion for maintaining high standards in property management? We are seeking an experienced Building Manager to oversee the operational excellence of luxury residential and commercial properties in Bali’s most prestigious locations, including Canggu, Ubud, Denpasar, Jimbaran, Nusa Dua, Kuta, and Badung.
In this role, you will ensure the seamless operation, maintenance, and safety of our properties while delivering exceptional service to tenants and stakeholders. Your expertise in MEP (Mechanical, Electrical, Plumbing) systems, vendor management, budget oversight, and compliance with health and safety regulations (K3) will be critical to maintaining the integrity and comfort of our buildings.

Responsibility
- Oversee daily building operations, including maintenance, cleaning, and security to ensure optimal functionality and tenant satisfaction.
- Manage and coordinate MEP (Mechanical, Electrical, Plumbing) systems, ensuring all infrastructure meets safety and efficiency standards.
- Liaise with vendors, contractors, and service providers to negotiate contracts, schedule repairs, and maintain cost-effective solutions.
- Develop and monitor the annual maintenance budget, allocating resources efficiently while minimizing operational costs.
- Enforce K3 (Health and Safety) regulations, conducting regular inspections and implementing preventive measures to mitigate risks.
- Address tenant complaints and requests promptly, ensuring a high level of service and resolving issues to maintain tenant retention.
- Conduct regular property inspections to identify maintenance needs, prioritize repairs, and ensure compliance with local building codes.
- Collaborate with property owners and management teams to implement long-term improvement strategies and enhance property value.
Qualifications
- Minimum 5 years of experience in building management, property maintenance, or a related field, preferably in luxury residential or commercial properties.
- Proven expertise in MEP systems, facility management, and vendor coordination.
- Strong knowledge of Indonesian building codes, K3 regulations, and safety protocols.
- Excellent budgeting and financial management skills to oversee maintenance expenditures effectively.
- Exceptional communication and interpersonal skills to interact with tenants, vendors, and stakeholders professionally.
- Problem-solving mindset with the ability to handle emergencies and resolve conflicts efficiently.
- Proficiency in property management software and basic Microsoft Office tools (Excel, Word).
- Fluency in English and Indonesian is required; additional languages are a plus.
