Responsibility
- Conduct on-site inspections of residential, commercial, and land properties to assess their condition, marketability, and value.
- Verify the acceptability and accuracy of collateral based on company credit policies and industry standards.
- Prepare detailed appraisal reports with supporting documentation, including photographs, measurements, and comparative market analysis.
- Collaborate with loan officers and underwriters to ensure alignment between property valuations and lending criteria.
- Stay updated on local real estate market trends, zoning regulations, and economic factors affecting property values.
- Maintain accurate records of all appraisals, inspections, and client interactions in compliance with internal and regulatory requirements.
- Provide expert recommendations on property-related risks and opportunities to management.
- Uphold ethical standards and confidentiality in all appraisal activities.
Qualifications
- Bachelorâs degree in Real Estate, Finance, Business Administration, or a related field. Certification in property appraisal (e.g., Certified General Appraiser) is a plus.
- Minimum of 2 years of experience in property appraisal, real estate valuation, or a similar role, preferably in financial services or pawnshop operations.
- Strong knowledge of real estate markets, valuation methodologies (e.g., sales comparison, cost approach, income approach), and local property laws.
- Excellent analytical, mathematical, and report-writing skills with attention to detail.
- Proficiency in using appraisal software, GPS tools, and Microsoft Office (Excel, Word).
- Ability to travel frequently within Badung and surrounding areas for field inspections.
- Strong communication and interpersonal skills to liaise with clients, colleagues, and stakeholders.
