Responsibility
- Develop and maintain strong relationships with landlords, mall management teams, and property owners to secure favorable lease terms and locations.
- Lead negotiations for lease agreements, renewals, and expansions, ensuring alignment with company objectives and budgetary constraints.
- Conduct market research and site evaluations to identify high-potential retail locations that align with RACKS' brand and growth strategy.
- Collaborate with internal teams, including legal, finance, and operations, to streamline the lease acquisition and store opening processes.
- Monitor and analyze market trends, competitor activities, and real estate developments to provide strategic insights and recommendations.
- Prepare and present reports on lease performance, occupancy costs, and market conditions to senior management.
- Ensure compliance with all legal and regulatory requirements related to lease agreements and property management.
- Represent RACKS at industry events, networking functions, and meetings with key stakeholders to enhance brand visibility and partnership opportunities.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field.
- Minimum of 3 years of experience in business development, real estate, or retail lease management, preferably in a similar role.
- Proven track record of successfully negotiating lease agreements and managing landlord relationships.
- Strong understanding of retail real estate markets, lease structures, and commercial property management.
- Excellent communication, negotiation, and interpersonal skills with the ability to build rapport with diverse stakeholders.
- Analytical mindset with the ability to interpret market data, financial reports, and lease terms.
- Proficiency in Microsoft Office Suite and experience with CRM or real estate management software is a plus.
- Willingness to travel within Bali and occasionally to other regions as required.
