Responsibility
- Conduct comprehensive valuations of commercial properties, including offices, retail centers, hotels, and industrial assets.
- Analyze market trends, comparable sales, and financial data to determine accurate property values.
- Prepare detailed valuation reports in compliance with international standards (e.g., IVS, RICS).
- Collaborate with clients, including investors, banks, and developers, to provide strategic valuation insights.
- Perform site inspections and assess property conditions, zoning regulations, and potential risks.
- Stay updated on local and global real estate market dynamics, economic factors, and regulatory changes.
- Present findings and recommendations to stakeholders in a clear, professional manner.
- Maintain meticulous records and documentation for audit and compliance purposes.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics, or a related field. A master’s degree or professional certification (e.g., MRICS, AIV) is a plus.
- Minimum of 5 years of experience in commercial property valuation, with a focus on high-value assets.
- Strong knowledge of valuation methodologies (income approach, sales comparison, cost approach).
- Proficiency in valuation software (e.g., ARGUS, CoStar) and Microsoft Excel for financial modeling.
- Excellent analytical, report-writing, and communication skills in English.
- Familiarity with Indonesian real estate laws, tax regulations, and market practices.
- Ability to work independently, meet deadlines, and manage multiple projects simultaneously.
- Willingness to travel across Bali and occasionally to other regions for site visits.
