Responsibility
- Project Oversight: Lead and supervise all phases of tenant fit-out projects, from planning to completion, ensuring adherence to design specifications, budgets, and timelines.
- Compliance & Safety: Enforce strict compliance with local building codes, fire safety regulations, and company standards to mitigate risks and ensure occupant safety.
- Stakeholder Coordination: Liaise with tenants, contractors, architects, and internal teams to align expectations, resolve conflicts, and facilitate smooth project execution.
- Budget Management: Monitor project expenditures, negotiate with vendors, and optimize resource allocation to deliver cost-effective solutions without compromising quality.
- Quality Control: Conduct regular site inspections to verify workmanship, material standards, and adherence to approved designs, addressing deviations promptly.
- Permitting & Documentation: Oversee the preparation and submission of permits, approvals, and as-built documentation to ensure legal and operational readiness.
- Risk Assessment: Identify potential project risks (e.g., delays, cost overruns) and implement proactive mitigation strategies.
- Reporting: Provide detailed progress reports to senior management, highlighting key milestones, challenges, and resolutions.
Qualifications
- Experience: Minimum 5 years of experience in fit-out project management, preferably in retail, F&B, or commercial real estate sectors.
- Technical Knowledge: Proficiency in construction methodologies, MEP (Mechanical, Electrical, Plumbing) systems, and space planning for commercial environments.
- Regulatory Expertise: In-depth understanding of Indonesian building codes, fire safety standards, and ADA (or equivalent) accessibility requirements.
- Leadership Skills: Proven ability to manage multidisciplinary teams, including contractors, subcontractors, and internal stakeholders.
- Software Proficiency: Familiarity with project management tools (e.g., MS Project, Primavera) and CAD/BIM software (e.g., AutoCAD, Revit) is a plus.
- Communication: Excellent English proficiency (written and verbal) with strong negotiation and presentation skills.
- Problem-Solving: Demonstrated ability to troubleshoot on-site issues and implement creative, practical solutions under pressure.
- Education: Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or a related field. PMP or similar certification is advantageous.
