Responsibility

  • Develop and implement strategic leasing plans to achieve 100% occupancy and maximize rental income for assigned properties in Bali.
  • Identify, negotiate, and secure lease agreements with high-value tenants, including local businesses, international brands, and F&B operators.
  • Conduct market research to analyze trends, competitor activity, and demand to inform leasing strategies and tenant mix optimization.
  • Collaborate with marketing, operations, and property management teams to align leasing efforts with mall promotions, events, and tenant retention initiatives.
  • Prepare and present leasing proposals, financial projections, and occupancy reports to senior management and stakeholders.
  • Build and maintain strong relationships with existing and prospective tenants to foster long-term partnerships and minimize vacancy rates.
  • Monitor lease compliance, including rent collection, renewal negotiations, and resolution of tenant disputes or concerns.
  • Stay updated on local regulations, zoning laws, and industry best practices to ensure all leasing activities are compliant and risk-mitigated.

Qualifications

  • Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field. A master’s degree or professional certification (e.g., RICS, CCIM) is a plus.
  • Minimum of 5 years of experience in commercial leasing, retail property management, or real estate development, with a proven track record in tenant acquisition and lease negotiations.
  • Strong understanding of the retail and commercial property market in Indonesia, with preference for candidates familiar with Bali’s business landscape.
  • Exceptional negotiation, communication, and interpersonal skills to engage with diverse stakeholders, from C-level executives to small business owners.
  • Analytical mindset with proficiency in financial modeling, lease analysis, and data-driven decision-making.
  • Fluency in English (written and verbal); proficiency in Indonesian (Bahasa) is highly advantageous.
  • Self-motivated, results-oriented, and able to work independently in a fast-paced, target-driven environment.
  • Proficiency in Microsoft Office (Excel, PowerPoint) and property management software (e.g., Yardi, MRI).
