Responsibility
- Lead end-to-end tenant sourcing for F&B operators, identifying high-potential brands and emerging concepts that align with SUTALA’s luxury positioning.
- Develop and implement a tenant mix strategy that balances diversity, exclusivity, and commercial viability.
- Conduct market research to identify trends in Bali’s F&B scene, including competitor analysis and gap identification.
- Negotiate leasing terms, incentives, and partnerships with prospective tenants, ensuring mutually beneficial agreements.
- Collaborate with internal teams (design, legal, operations) to ensure seamless onboarding of tenants and alignment with project timelines.
- Curate a concept filtering framework to evaluate proposals based on brand synergy, financial stability, and operational excellence.
- Present recommendations to senior leadership with data-driven insights and creative vision.
- Monitor post-opening performance and tenant satisfaction, proposing adjustments to optimize occupancy and revenue.
Qualifications
- Minimum 5 years of experience in F&B tenant curation, leasing, or hospitality development, preferably in luxury or boutique markets.
- Proven track record of negotiating and closing deals with high-profile F&B operators or international brands.
- Deep understanding of Bali’s hospitality ecosystem, including local regulations, cultural nuances, and consumer preferences.
- Strong analytical and financial modeling skills to assess tenant viability and ROI.
- Exceptional communication and presentation skills, with the ability to influence stakeholders at all levels.
- Fluency in English (written and spoken); proficiency in Bahasa Indonesia is a plus.
- Degree in Hospitality Management, Business, Real Estate, or related fields preferred.
- Passion for innovative F&B concepts and a keen eye for emerging trends in dining and entertainment.
