Responsibility
- Conduct on-site evaluations of potential retail locations in Bali, assessing factors such as foot traffic, visibility, accessibility, and competition.
- Identify and negotiate lease agreements with landlords, property owners, and developers to secure favorable terms for Prince Retail Group.
- Develop and maintain a pipeline of high-potential sites aligned with the company’s expansion strategy and brand positioning.
- Collaborate with internal teams (legal, finance, operations) to ensure seamless site acquisition, from initial scouting to final contract execution.
- Perform market research and feasibility studies to validate site viability, including demographic analysis and economic trends.
- Build and nurture relationships with local stakeholders, including government agencies, real estate agents, and community leaders.
- Prepare and present detailed site reports with recommendations to senior management for approval.
- Stay updated on zoning laws, permits, and regulatory requirements to ensure compliance for all acquired sites.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Urban Planning, or a related field.
- Minimum 3+ years of experience in site acquisition, real estate, or commercial leasing, preferably in retail or FMCG sectors.
- Proven track record of successful negotiations with landlords, developers, or property owners.
- Strong analytical and market research skills, with the ability to assess site potential and ROI.
- Excellent communication and interpersonal skills to build rapport with stakeholders at all levels.
- Familiarity with Bali’s commercial real estate market and local business practices is a plus.
- Ability to work independently in the field with minimal supervision and manage multiple projects simultaneously.
- Proficiency in Microsoft Office Suite (Excel, PowerPoint) and GIS/mapping tools is advantageous.
