Responsibility
- Conduct thorough on-site property inspections to assess condition, market value, and compliance with lending criteria.
- Prepare detailed, accurate appraisal reports in adherence to bank policies and regulatory standards.
- Collaborate with loan officers, underwriters, and risk management teams to ensure seamless credit approval processes.
- Utilize industry-standard valuation methodologies (e.g., sales comparison, cost approach, income capitalization) to determine fair market value.
- Maintain up-to-date knowledge of local real estate markets in Bali, including trends in Denpasar, Canggu, Ubud, and surrounding areas.
- Optimize appraisal workflows to deliver cost-efficient and time-sensitive results without compromising accuracy.
- Provide expert recommendations on property-related risks and mitigation strategies to senior management.
- Ensure all appraisals comply with internal audit requirements and external regulations (e.g., OJK, Bank Indonesia).
Qualifications
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field; a master’s degree is a plus.
- Minimum 3 years of experience in credit appraisal, property valuation, or real estate assessment, preferably in banking.
- Certification as a Licensed Appraiser (Penilai Publik) or equivalent is highly advantageous.
- Proficient in valuation software tools (e.g., Argus, Marshall & Swift) and Microsoft Office Suite.
- Strong analytical, mathematical, and report-writing skills with meticulous attention to detail.
- Excellent communication and interpersonal skills to liaise with clients, colleagues, and stakeholders.
- Familiarity with Indonesian banking regulations and credit risk management frameworks.
- Ability to work independently under tight deadlines and manage multiple appraisal projects simultaneously.
